Chelsea Limewash Co. is a Manhattan studio devoted to interior limewash, the centuries-old finish made from slaked lime, water, and natural mineral pigment. Brushed on in thin translucent coats, limewash cures by carbonation back into calcium carbonate, so the color settles into the wall rather than sitting on top of it as a film. The result is a deep, matte, cloud-like surface that shifts subtly with the light and never looks flat or printed. Because it is genuinely breathable and naturally alkaline, it lets walls release moisture and resists mold and mildew as it ages.
Limewash is not paint in the ordinary sense. It is slaked lime, or calcium hydroxide, suspended in water and tinted with lime-fast natural pigments, and it hardens by drawing carbon dioxide from the air and turning back into calcium carbonate, the same mineral as the original limestone. That chemistry is why a limewashed wall reads as living stone rather than a coating. The finish is deeply matte, faintly chalky to the touch, and carries a soft mottled depth that a roller of acrylic paint simply cannot imitate.
The signature of limewash is movement. We apply it with a wide block brush in loose crosshatch strokes, laying thin coat over thin coat so light passes into the surface and bounces back with a cloudy, watercolor depth. Each layer deepens the tone and builds the characteristic drift of lighter and darker passages. On a Manhattan wall lit by tall windows, that living quality changes hour to hour, giving a room a calm, textured warmth that stays interesting in every light.
Limewash bonds mechanically and chemically to porous mineral surfaces, so it performs best over raw or skim-coated plaster, brick, and masonry. On those substrates the lime soaks in and knits itself to the wall for a durable, long-lived finish. Over drywall or previously painted walls it needs a mineral bonding primer first, otherwise it has nothing to grip and will powder or flake. We assess every wall before quoting so the finish is specified for the surface it is actually going on.
Because limewash is a mineral finish with no plastic binder, it stays vapor-permeable, letting old Manhattan plaster and brick breathe instead of trapping moisture behind a sealed skin. Its high alkalinity discourages mold and mildew, which is a real advantage in humid pre-war apartments. It carries almost no odor as it cures, so a room is livable quickly. This is a finish that ages gracefully, developing patina rather than peeling.
